Knowing the Right Time to Sell Your House

Unfortunately, the time that you need the proceeds of a house sale badly is not always the best time to sell a house.  In fact, it can be the worst since prospective buyers may attempt to take advantage of a seller’s desperate situation to negotiate for a much lower price.  The best time therefore to start preparing for offering a house for sale is when there is reasonable certainty that there are going to be life changes that will definitely lead to selling the house.  There are still some other things worth considering in determining the right time for selling a house.

1.  Seasonal Demand

Very few individuals and families consider buying a new house to move in during the cold months primarily because physical transfer is always more difficult.  Spring or summer or at least several months prior to these seasons is believed to be the best time to start staging a house for sale.  More people are inclined to be looking into possible properties to purchase during these seasons.

2.  Observe Immovable Schedules

Except for necessity, no parent will consider a home transfer in the middle of a school year as it will disrupt the studies of their children.  The months at the beginning of the school year may be used to prepare the house for marketing while the second half towards the end of the school year may be used for more active marketing.  National holidays are also immovable schedules.  Holidays like Christmas are times where stress level is high and budgets are low so very few will be looking into buying a house.

3.  Take Note of Important Days of the Week

Consider the most ideal day for a house to get listed just in time for the expected busy weekend viewing of prospective buyers on Saturdays.  Although a house for sale can be listed earlier, there is a thinking that houses that are listed for a shorter time in the market have more potential of getting the full price indicated.  Some experts also suggest a pricing strategy of choosing a price that does not end with a zero since it is believed to have a psychological impact of being a higher price.  Prices ending in other numbers are said to be more precise.

4.  Wait for the Seller’s Market Period

A seller’s market is essentially an active economy that is kind to real estate owner.  Not everybody will have the luxury to wait for this time.  It would be best to wait if homeowners can afford it.

5.  Sell When You Are Ready

All the other recommended timing for selling a house will not matter unless a homeowner is actually ready to sell.  Unwillingness tends to show quite clearly and potential buyers will just get easily turned off by uncooperative sellers in the same as they feel with over-eager sellers.  After all has been said and done, the homeowners will still determine what  the best timing for selling a house is under their circumstances.
